  1. How do I apply for housing?

  2. What documentation will I have to provide with my application?
You will need to provide copies of previous year’s or most current Federal income tax returns, w2’s, 1099’s, household information size, current and previous employer information, and asset and liability information. If you are interested in purchasing a unit, you will also have to provide a Pre-Qualification for Mortgage statement.

  3. I’ve just submitted my application, how long will I have to wait for housing?
There is not a simple answer to this question because the Community Wide Workforce Housing Waiting List is new for Mammoth and we don’t have any history from which to judge. However, we can tell you that an applicant’s wait will depend upon the date and time the application was approved, how many other applicants are ahead of you on the Waiting list, and whether or not those applicants ahead of you are looking for a unit of similar size and income level.
Each workforce housing unit is assigned an income Level that does not change. When a unit comes available, the first household on the list that meets that particular unit’s size and income Level is offered the unit. For example, a three-bedroom unit is available and it is a Level 4 unit (Level 4 specifies the income target). The first Level 4 household requesting a three-bedroom unit may be first, third or three hundredth on the waiting list.

  4. How long is the waiting list?
MLH has 2 different waiting lists, one for rental units and one for purchasable units. An applicant can be placed on both waiting lists. The length of time it takes to reach the top of a waiting list will depend on who is ahead of you on the list and what waiting list you are on.

  5. Where am I on the waiting list?
You may call 760-934-4740 and we will be happy to assist you with this information. MLH may not be able to tell you exactly when you might expect to be offered a unit, but we should be able to at least tell you whether the applicant’s in front of you are looking for a similar unit, or not. If the applicants ahead of you have very different needs, you have a better chance of being offered a unit sooner, rather than later.

  6. Do I have to be a resident of Mammoth Lakes to be eligible?
Applicant's need not live in Mammoth Lakes, but at least one person in the household must WORK in Mammoth Lakes.

To purchase or rent a unit, at least one person in the household must have worked in Mammoth Lakes, 30 hours/week on average (or a total of 1500 hours) for the prior 12 months.

  7. Does my income have to be a certain amount for me to qualify for housing?
Yes, there are HUD income limits that are posted and updated annually on the Public Housing links to this website. MLH Workforce Housing units are intended to be affordable to persons and households earning low to above moderate incomes.
Households earning less than $150,000 per year will qualify. Savings accounts and other investments do not automatically disqualify you as an Applicant.

  8. Can I still apply if I am receiving income from other investments?
Not more than 25% of the gross household income can come from non-employment sources, i.e. assistance from parents; dividends from investments; etc.

  9. Can I own property and still be eligible for housing?
No member of the household can own developed commercial real estate in Mono or Inyo Counties. If an applicant owns developed residential property, there are two choices:
    1) The applicant may sell the property prior to closing on the workforce housing unit; or
    2) The applicant may choose to rent the property to a member of the Mammoth Lakes workforce.

  10. I have a pet. Can I move into an apartment and keep my pet?
Depending on what unit becomes available for rent or purchase, you may or may not be able to have a pet in the unit.

  11. How much rent will I have to pay?
Rental rates for MLH workforce housing are based upon a household’s annual income. Rental rates for workforce housing units are intended to be affordable to persons and households earning very low to above moderate incomes. Generally, a household can expect to pay 30% - 38% of their gross household income on housing expenses, including rent and utilities.
To determine how much rent you might pay, add the total monthly income of all household income earners over 18 and multiply that number by .30 (30%).

  12. How much will it cost to buy a purchasable unit?
Purchase prices are based upon a household’s annual income. There are Levels of purchasable property that serve a range of incomes in Mammoth Lakes. The Level of housing an individual or household qualifies for is based upon the number of people in applicant’s household, and the total combined annual income of the household. Generally, a household can expect to pay 30% - 38% of their gross household income on housing expenses, including mortgage, utilities, homeowner’s association dues, etc.
To determine how much your mortgage payment might be, add the total monthly income of all household income earners over 18 and multiply that number by .25 (25%).

  13. Will I be required to pay a security deposit?
Yes, all units will require a security deposit. The amount of the security deposit will depend on the unit you rent.

  14. How do I get a loan for a Purchasable Unit?
MLH is not a lender, nor does it give advice or recommendations on lenders. However, MLH does encourage applicants to talk with local banks and mortgage lenders rather than going through an Internet Website, as local lenders have knowledge of the Mammoth Lakes housing market.
